What is a rent receipt?

A rent receipt letter is a document proving that a tenant paid their rent to their landlord for a particular month. Tenants and landlords/property managers use this document as a record of proof of rental payment, and for tax filing purposes.

Is it required?

Landlords are required to provide tenants with rent receipts. In order to claim rent on their income tax, they must provide Revenue Canada with an official rent receipt.

From the tenant’s perspective, a rent receipt is required if, for example, the landlord claims rent was not paid for a particular month. If the tenant did not have an electronic record of payment, the only proof available would be the rent receipt document.

What information should be included on a rent receipt?

A rent receipt letter is not difficult to create. It should include the following:

  • Tenant name
  • Landlord/Property manager name
  • Address and unit number of the rental property
  • Date of payment and/or rental period
  • Payment amount
  • Payment method
  • Landlord/Property manager signature
  • Any additional relevant information

How to deliver it

Landlords can deliver a rental receipt electronically, by regular mail, or personally deliver it to the tenant. Electronic delivery is the surest method, eliminating the risk of losing the document (and saving on envelope and postage costs).

Commonly asked questions

Can my landlord refuse to provide me with a rent receipt?

No. If a tenant asks for a rent receipt, their landlord is obliged by law to provide one.

I pay my rent electronically. Why do I need a rent receipt?

Revenue Canada may ask for a copy of your official rent receipt documents to verify any rental income you claim, so it is a good idea to ask for this document, even if you pay your rent electronically.

Can a landlord charge me for a rent receipt letter?

No. Landlords must provide a receipt for payment of rent free of charge on request.
